Why food provision affects tenant retention on business parks

Landlords and asset managers spend a lot of time on amenity strategy without always being able to attribute leasing outcomes back to specific decisions. Food provision is one of the few amenities where the link is unusually clean — because it's both highly visible to tenant staff and one of the things that comes up in almost every tenant exit conversation.

What tenants actually say

When tenants leave a business park, food access ranks consistently in the top three reasons cited by their workplace and HR teams — alongside commute and meeting-room availability. The complaint isn't usually 'the food was bad' (because often there isn't any). It's 'people had to leave the site to eat, and they resented it'.

When tenants stay, food access shows up in the inverse: 'we always have something on-site' is one of the small, repeated things people use to justify the commute.

Why a café isn't the answer

Most business parks don't carry the daily footfall a café needs to stand up. Open one anyway and it loses money, quality drops, and the perceived amenity becomes a perceived liability. Tenants notice.
